Daugharty Commerce Park planned in Hayden
42 buildings to occupy 14 acres near airport

Construction is expected to begin next month on a 42-building complex dubbed Daugharty Commerce Park, which will have 136,000 square feet of commercial space available for lease in Hayden, says Paul Daugharty, member of Daugharty Investments LLC, the entity that owns the development.
Daugharty, who is also an attorney and owner of Daugharty Law Group, in Coeur d’Alene, says the commerce park will be located on a 14-acre portion of 50 acres of land the development company owns at the northwest corner of Hayden Avenue and Atlas Road, about a mile southwest of the Coeur d’Alene Airport.
He declines to disclose a construction value for the development.
An address for the commerce park hasn’t been assigned yet, he adds.
“We’ve had the 50 acres on the corner of Atlas and Hayden for a long time, and we thought it was time to develop it,” says Daugharty. “It’s a great location by the airport with dirt work going on now, and there’s going to be an expansion of Dakota Avenue that’s going to carry into the property.”
Copper Basin Construction, of Hayden, is the contractor, and Lake City Engineering Inc., of Coeur d’Alene, is providing engineering services. No architect is involved in the project, says Daugharty.
The Daugharty Commerce Park will be the first real estate development for the investment group. Josh Beebe, of Coeur d’Alene-based Coldwell Banker Schneidmiller Realty, will be the leasing agent for the complex.
Of the 42 commercial buildings planned, 20 buildings measuring 40-by-60 feet will provide a total of 48,000 square feet of space. Twenty-two buildings will be 40-by-100 feet, for an additional 88,000 square feet of space.
Each building will have a 300-square-foot office, a bathroom, a finished and heated shop, and gated outdoor storage, says Daugharty.
Beebe adds that plans for each building include 14-foot roll-up doors and 16-foot ceiling clearance.

“We need it to be flexible for all types of users,” he adds.
Daugharty says construction companies would make ideal tenants at the commerce park, as those businesses would be able to store work trucks, tools, and equipment in a secure environment.
“I’ve been a lawyer in Coeur d’Alene for 30 years, and I do a lot of business and work for builders and subcontractors,” Daugharty says. “Our goal is to give businesses and contractors an opportunity to operate in a location that they can use.”
Beebe says the monthly lease rates will be set at $1.10 per square foot.
Construction will begin in October, says Beebe. “We’re just waiting to free up contractors, and we’re ready to go. We anticipate delivering the first 10 units by July, and we’re taking reservations now.”
He adds that the remaining 36 acres of land at the site will be developed eventually, but the timeline will depend upon the success of the commerce park.
“There’s a great need in our market in Spokane and Coeur d’Alene for (speculative) space and office-shop combinations of this size,” Beebe says. “This is a sweet spot in the market that can be absorbed by all sorts of users.”
•A Dollar General retail store is planned at 34124 N. Newport Highway, in Chattaroy, according to permit application information on file with Spokane County.
BJ Baas Builders Inc., of Cambridge, Minnesota, is the contractor on the $1.7 million, 10,000-square-foot structure. An architect isn’t listed on permit information.
Chattaroy BTS Retail LLC owns the site, which is located west of Riverside High School and north of Parkview Terrace mobile home park.
•Kinder Prep Learning Center LLC, of Post Falls, is constructing an 11,000-square-foot preschool, located on 2 acres of land at 1847 W. Prairie, in Hayden, says owner Erika Starkey.
Permit information on file with the city of Hayden shows the estimated cost of the new child care center is $1.25 million.
Coeur d’Alene-based Ginno Construction Co. is the contractor, and Architecture CDA PLLC, also of Coeur d’Alene, is the designer.
Starkey says the Post Falls location will be sold to a new owner and rebranded once the Hayden preschool is complete.
Kinder Prep Learning Center’s new location is expected to open in May 2023 and serve 190 children, says Starkey.
