Douglass sets sights on $10 million industrial park

Two warehouses planned in northeast Spokane

Douglass Properties has set its sights on its next big development, a two-building, 193,000-square-foot industrial park on the southwest corner of Magnesium Road and Crestline Street.

A representative of Douglass did not respond immediately to requests for comment. 

Site plans show the $10 million project consists of two warehouses, at 99,000 square feet and 93,750 square feet, on a 12-acre parcel of vacant land that prominent Spokane developer Harlan Douglass owns.

Plans indicate the buildings will be erected using the tilt-up concrete method, and they will have steel roofs. Site development is also planned for the area, with parking and loading areas, landscaping, and associated street improvements, which would include the widening of lanes, and curb, gutter, and sidewalk improvements. 

Architectural Ventures, of Spokane Valley, is designing the project. Douglass Properties often acts as its own contractor.

The project is currently in the predevelopment phase. No time line is listed on the application.

Douglass owns about 190 acres between Lincoln and Magnesium roads and Nevada and Crestline streets.

In mid-2017 Lanzce Douglass, Harlan Douglass’s son, applied for a comprehensive plan amendment to develop a high-density residential project on 25 acres on the northeast corner of Nevada Street and Magnesium Road, just northwest of the proposed industrial park. 

The project proposed 250 senior-living units, up to 960 multifamily units, and up to 549 ministorage units on the property. County records show the application is still under review, however, Douglass has applied for a separate commercial grading permit for a section of the property for future development.

Douglass Properties has several ongoing Spokane-area developments, including a $6.2 million storage facility on the West Plains that will include an office building and 14 storage buildings. 

The real estate development company also is working on a $6 million, three-building office warehouse complex at 6510 N. Lidgerwood, on Spokane’s North Side.
