Floor & Décor eyes former Lowe’s store on North Side

Renovation plans filed with city, although lease said not finalized yet

A flooring retailer is looking at opening a store in the former Lowe’s Cos. Inc. home improvement store location at 6902 N. Division, on Spokane’s North Side.

According to commercial building remodel applications on file with the city of Spokane, Floor & Décor is considering renovations valued at $5 million to about half of the 116,000-square-foot former retail center.

A representative of Floor & Décor declines to comment on the prospective store site.

Floor & Décor retails hard-surface flooring and related accessories, such as backsplashes, faucets, and vanities.

Chris Bell, managing broker of Spokane-based commercial real estate brokerage NAI Black, is the leasing agent for the old Lowe’s and says the property hasn’t been leased yet.

“We don’t have a signed deal with anybody yet,” he says.

Documents on file with the city show Floor & Décor looks to occupy about 55,000 square feet of space. About 40,000 square feet will be devoted to the sales floor, while the rest will be used for storage, mechanical and electrical equipment, and office space.

Work will include demolishing an existing front entrance and replacing the doors, replacing an existing concrete loading dock, and removing a mezzanine and some interior columns. A contractor hasn’t been selected for the project yet, according to the permit applications.

St. Louis-based Architecture Design Guild is designing the renovations. The project’s civil engineer is Spokane-based Storhaug Engineering Inc.

It’s not the first time planning documents have been filed before a tenant signed a lease agreement for that old Lowe’s building. In 2020, the Journal reported that pre-development documents had been filed for a $15 million delivery station, then thought to be an envisioned Amazon.com Inc. facility where packages would be shipped from Amazon fulfillment centers to be loaded onto vans and delivered to customers.

Amazon, however, decided to build a delivery station in Airway Heights, and the former Lowe’s space went unleased.

The property is owned by Spokane real estate mogul Harlan Douglass and managed by Black Realty Management Inc. 

Floor & Décor Holdings Inc. is headquartered in Atlanta. It operates 178 stores in the U.S.; the nearest Floor & Décor stores to Spokane are located in Western Washington.
