Permits filed for Vineyard Park assisted-living facility

Newport Spokane LLC, a San Pedro, California-based real estate development company, has applied for a commercial building permit for the construction of Vineyard Park, a $21.7 million, 123-unit assisted-living facility, permits on file with the city of Spokane show.
As previously reported in the Journal, the development site is located at the site of a 2-acre parking lot west of a Texas Roadhouse restaurant in North Spokane, at 7609 N. Division.
Newport Spokane is the landholding affiliate of Rich Development Co., also of San Pedro, which acquired the site in April 2021, according to the Spokane County Assessor’s Office records.
Site plans call for the construction of one five-story, 110,800-square-foot facility, where currently a 179-space parking lot exists. The project plans show about 300 parking spaces will be available following the site improvements.
Vineyard Park’s footprint will occupy about 25,000 square feet of land.
Permits show the building will have over 91,000 square feet for assisted-living space, 14,500 square feet of space for business purposes, and 5,100 square feet of dining space.
Vineyard Park will have one- and two-bedroom units targeted to mid-income to middle high-income individuals around 70 years old. The facility also will accommodate some low-income Medicare residents, according to environmental plans.
About three dozen full-time employees will work at Vineyard throughout three daily shift rotations, including onsite nursing staff, planning information shows.
Environmental planning documents show construction is anticipated to begin in October. The project is expected to take about 10 months to complete.
Baker Construction & Development Inc., of Spokane, is the contractor, permit information shows. Bremerton, Washington-based Blue Architecture LLC designed the project, and the Spokane office of DCI Engineers is providing engineering services.
