Physicians’ group plans medical-business park

Doctors to build new offices in first construction project in 17-acre Cd’A development

A Coeur dAlene medical practice says it plans to develop a 17-acre medical and business park at the northwest corner of Prairie Avenue and U.S. 95 there.

Hayden Lake Family Physicians, which is owned by Dr. Mark Borsheim and Dr. Terry Riske, plans to build an 8,000-square-foot facility on an acre of the property and move its offices there from 8827 N. Government Way. The remaining land will be divided into parcels and sold to medical and dental users, technology companies, and retailers, says Chad Dwyer, of Coeur dAlenes Coldwell Banker Schneidmiller Realty, which is assisting the group in the development.

Hayden Lake Family Physicians recently bought the property for an undisclosed amount from Northstar Petroleum, of Bloomington, Minn. That company had bought more than 22 acres of land there from GTE Northwest last month, says Marshall Clark, of Spokanes Clark Commercial Real Estate Co., which handled that transaction.

Northstar Petroleum plans to build a gas station and convenience store on its remaining five acres, Clark says. Work on the station is expected to start in June and to be completed by years end

Dwyer says doctors group, in its project, has made a major commitment to develop a medical neighborhood on the north end of Coeur dAlene, and we have seen quite a bit of interest from potential users of the park.

He says Coldwell Banker is talking with a handful of prospective buyers of parcels within the planned park. The park is to be called Cornerstone Business & Professional Park.

Work on Hayden Lake Family Physicians single-story building is expected to begin by June and be completed by the end of the year, Dwyer says. He says a cost for the project hasnt been determined yet. A general contractor should be selected by next week, he says.

Dwyer and Steve Ridenour, also of Coldwell Banker, are working with Frame & Smetana PA, Architects West PA, and Strata Inc., all of Coeur dAlene, to complete a master development plan for the doctors groups acreage.
