126-unit apartment complex slated for Spokane Valley

$9.3 million in permits issued for development

A 126-unit apartment complex with a construction value of $9.3 million is slated for 16511 E. Sprague, in Spokane Valley, says Del Stratton, project manager with Douglass Properties.

Wyatt Architects & Associates PLLC, of Spokane Valley, is the architect, and Spokane developer Harlan Douglass is the project applicant and owner.

The company will serve as its own contractor, says Stratton.

The project will include 10 12-unit buildings, each with 19,500 square feet of living space, and one 9,500-square-foot, six-unit building. The project also will include a 2,900-square-foot clubhouse and a 1,700-square-foot maintenance building, he says.

The apartment buildings will be two-story structures, with garages beneath the units. Each unit will have direct access to its own personal garage, Stratton says.

Construction is expected to start this spring, and the complex is projected to open spring 2019, he says. The company expects to begin preleasing the units next winter.

As recently reported in the Journal, Douglass, a prominent real estate investor and developer, was listed third in the latest rankings of largest Spokane County property taxpayers in Spokane with a 2017 tax levy of $3.1 million on 410 properties valued at $230 million for tax year.

Douglass Properties owns properties in multiple neighborhoods, including Browne’s Addition and Wandermere, the company’s website indicates. Apartment complexes include Colfax Square, Colton, Greentree, Highland, Hogan, Napa, Nora Place, Pinetree, Pineview, Railhead, Sandhill, Singletree, Sullivan Court, and The Reserve at Shelley Lake.
