Three new apartment complexes planned in Spokane area
Projects worth $8.5M to include 90 units in all

Three multifamily projects with a total of 90 residential units valued at more than $8.5 million combined are planned at sites in Spokane Valley and on Spokane’s upper South Hill, according to building permit application information.
One of the projects is a 48-unit complex dubbed Pines & 3rd Apartments, located at 205 S. Pines Road, in the Valley.
Steve Goodmansen, of Spokane-based Bernardo|Wills Architects PC, is the project architect. Goodmansen estimates the project value at $7 million.
He says Silvey Construction Inc., of Spokane Valley, is the contractor on the project.
Seattle-based DCI Engineers, which has a Spokane office, is providing structural engineering services, and Simpson Engineers Inc., of Spokane Valley, is providing civil engineering services.
Joseph Ward, of Budinski Residential LLC, owns the half-acre project site, according to county records.
Goodmansen says the development will have a total of 48 units in a pair of three-story buildings. All units will have one bedroom. Half will have 700 square feet of living space and half will have 820 square feet of space.
Construction is set to begin within the next month, says Goodmansen.
About 1 1/2 miles south of Pines & 3rd, a three-story apartment building with 12 units is planned at 1724 N. Union Road by Spokane Property Services LLC, which is owned by Will Clark, of Spokane Valley, according to building permit information Clark filed with the city.
Clark couldn’t be reached immediately for comment.
Spokane Property Services is listed as the contractor for the project, which has a construction value of $1.5 million. County records show Clark purchased the nearly 1-acre development site in 2014 for $155,000.
Terry Novak, of Tualatin, Oregon-based Novak Architecture Inc., is designing the project, permit information shows.
In the Moran Prairie neighborhood, a development named South Freya Multi-Family is planned at 5155 S. Freya, according to pre-development application information submitted to the city of Spokane.
Aaron Trombley, of Spokane Valley-based Mercier Architecture & Planning, is listed as the project architect. Trombley couldn’t be reached immediately for comment.
Preliminary site plans show the development will consist of six duplex structures and six three-unit townhouses. The duplex structures each will have a footprint of 2,500 square feet, and the townhome structures each will have a footprint of 3,000 square feet.
