Waterfront condominium building to be constructed in Sandpoint

$5 million project will have 13 units near Sand Creek

A North Idaho development company says it will break ground in the fall on a $5 million-plus waterfront condominium project in the Sandpoint city center, about 70 miles northeast of Spokane.

The project, Sandcreek Lofts at Sandpoint Marina, will include a four-story structure that will overlook Sand Creek, near where the creek enters Lake Pend Oreille at the head of the Pend Oreille River, says Marie Garvey, of Dover Bay Real Estate, an affiliate of Sandpoint development company Dover Bay Development Inc.

Dover Bay Real Estate is seeking reservations for the living units, which are expected to be ready for occupancy next summer.

“We have received the final site plan review and approval to move forward,” Garvey says of the project.

Sandcreek Lofts will have 13 one-bedroom and two-bedroom units, she says. Living spaces will range from 640 to 1,000 square feet, and prices will range from $300,000 to $439,000.

The building will have a private courtyard entryway, a rooftop garden, and some street-level retail space. Sandcreek Lofts residents also will have access to a fitness center and covered parking, Garvey says.

Landscaping and other built features will help the structure blend into the historic downtown area, she says.

Idagon Homes LLC, of Sandpoint, is the contractor on the project. The design team includes Boden Architecture PLLC, of Sandpoint; Runa Group Planning & Design, of Sagle, Idaho; and James A. Sewell & Associates LLC, of Newport, Wash.

Dover Bay Development also is developing the Dover Bay resort community, a 285-acre waterfront community a few miles west of Sandpoint on the north shore of the Pend Oreille River. Dover Bay has a full-service marina, an event center, a restaurant, a fitness center, parks and beaches, and nine miles of walking and biking trails that connect to nearby trail networks.
