Mixed-use project rises in Hayden

Sibling business owners take on family’s first real estate venture

A $2 million building dubbed PACR is under construction in Hayden, says Ashton Underdahl, managing partner for PACR Investments LLC, the project owner.

Coolin, Idaho-based R&R Northwest LLC will build the new 16,000-square-foot warehouse on a site at 1857 W. Hayden, next to a BuxBear Storage facility, about a mile west of U.S. 95 and a mile north of the Coeur d’Alene city boundary.

Longwell+Trapp Architects PLLC, of Hayden, is designing the project, which Underdahl says will have a modern industrial design with corrugated metal and stone accents.

Underdahl says PACR is named for her parents Pete and Cindy Richardson, herself, and her brother Brandon Richardson. She and her brother are business partners, and their parents are serial entrepreneurs. The PACR project is the family’s first real estate venture.

The structure will be a multitenant building with five office spaces ranging from 2,000 square feet to about 3,800 square feet, with 12-by-14-foot rollup doors, office space and bathrooms, and a 750-square-foot mezzanine on the second floor, she adds.

Underdahl says PACR Investments currently is working on two units, which will be ready later this year. The company will start work on the other three units next year, she adds.
