A Spokane-area orthodontist has bought nearly an acre of land at the southeast corner of Broadway Avenue and Evergreen Road in Spokane Valley and plans to begin developing an office building there that will house one of his offices, says a real estate agent who's involved in the transaction.
The orthodontist, Pramod Sinha, couldn't be reached for comment. However, the real estate agent, Mark McLees, of NAI Black, of Spokane, said Sinha plans to have three rental houses on the parcel demolished in July, and likely will begin construction of the office building in August.
McLees and Carlos Herrera, also of NAI Black, handled Sinha's $447,600 purchase of the site.
McCloskey Construction Inc., of Spokane, will be the contractor on the project, and Hyphen A-ID Inc., of Spokane, is designing it, McLees says. The project is expected to be completed sometime in 2010.
The construction project will cost $750,000 to $1.2 million depending on the design the owner chooses, says Jeff McCloskey, president of McCloskey Construction.
The office structure will have a main level and possibly a partial basement, McLees says.
It's expected to have about 6,000 square feet of floor space on the main floor, and about one third of that space will be leased out, he says.
Sinha owns Sinha Orthodontics, which has offices at 12615 E. Mission, in Spokane Valley, and at 755 E. Holland, on Spokane's North Side. McLees says Sinha plans to move the Valley office to the building at Broadway and Evergreen after it's completed.
