
The city of Spokane Valley has approved plans for a 48,000-square-foot office and retail commercial development, tentatively dubbed the Marietta Office Campus, permit applications on file with the city show.
The $5.1 million project is under development on 4 acres of vacant land zoned for industrial use located southwest of the Spokane Business & Industrial Park, according to permit data.
The site is located at 15302 E. Marietta, north of the Spokane River, west of Sullivan Road, and south of Marietta Avenue. Commercial and industrial businesses neighbor the property to the north and east. A railroad borders the southern portion of the site, and undeveloped land is located to the west.
As planned, the development will have 14 retail offices in two, two-story structures—one 28,000-square-foot building and a second building 20,000 square feet in size.
The proposal also includes a 5,700-square-foot garage structure that will hold about 16 stalls for commercial tenant use. A total of 141 parking spaces are planned throughout the property, design plans show.
About 70 people are expected to work at the campus upon completion. An average of 110 vehicle trips are anticipated daily to and from the property, and the site will be accessible from Marietta Avenue, where frontage improvements are also planned.
Spokane Valley-based real estate investment company Robie Road LLC purchased the land in 2021 for $827,000, according to Washington state tax information.
Robie Road is governed by Dennis and Melissa Crapo, owners of Diamond Rock Construction Inc., of Spokane Valley.
Diamond Rock also is listed as the general contractor for the project, permit records show.
Spokane-based Bernardo Wills is the project designer and Spokane Valley-based Whipple Consulting Engineers is providing preliminary engineering services.
Construction was first expected to begin last spring, according to project information included on a state environmental checklist, which follows a pre-development application submitted to the city of Spokane Valley in September 2022. Commercial building permits were submitted in January 2023 and issued in March this year.
The developers couldn't immediately be reached for comment.
Project updates:
*5115 S Freya LLC, a Spokane-based real estate company, is planning a three-story, 30-unit apartment complex at 4969 S. Freya, on Spokane's South Hill, according to city of Spokane building permits.
The $3.3 million apartment building, tentatively dubbed South Freya Multifamily, will have an 11,500-square-foot footprint and a total square footage of 33,000 square feet, plans show.
The development site is located north of the Ashton Apartments, which are situated on the northeast corner of Freya Street and 51st Avenue.
Plans include an 11-unit garage structure, a dog park, a pickleball/basketball court, and other gathering areas to promote recreation. An existing church is to remain onsite while a small 100-square-foot garden shed will be demolished for the project.
Construction is expected to begin by this summer and wrap up in fall 2025.
Spokane-based McCloskey Construction Inc. is the general contractor named on the permit application. Mercier Architecture & Planning, of Spokane, is the project architect, and AHBL Inc., a Tacoma-based engineering company with an office in Spokane, is providing engineering services.
*On about 2 acres of land east of Spokane International Airport, Spokane-based real estate company 4X Thorpe Rd LLC is preparing to add 26,750 square feet of flexible industrial space, at 5807 W. Thorpe Road, in west Spokane.
The northeast section of the site currently has a 6,000-square-foot office and warehouse structure that will be retained as part of the development. Site improvements, three new industrial buildings, and associated parking are planned on the vacant land surrounding the existing building.
The estimated construction value for the three new buildings is $1.7 million, permit information shows.
4X Thorpe Rd purchased the property in August for $1.2 million, tax information shows.
Commercial properties surrounding the site are used for manufacturing purposes to the east, transportation to the west, and beverage distribution to the north. South of the site is vacant land.
Spokane based-Wolfe Architectural Group Inc. designed the warehouse development. River City Glass Inc., of Spokane Valley, is the contractor, according to permit information on file with Spokane County.
*Wendle Motors Inc. is planning two projects worth a combined value of $1.5 million for a service bay and an automated car wash addition, permits on file with the city of Spokane show.
Located at 9000 N. Division, Wendle Motors is adding a 3,700-square-foot service bay on the east end of the existing Ford service building. A 1,850-square-foot car wash will be constructed in a separate structure, north of the service building, plans show.
Spokane-based Bernardo Wills is designing both additions. No contractor has been named on permit information.
