It's a Soccer Life! set to open along Sullivan Road

Former Servatron space renovated, to be used for tournaments, league play

It's a Soccer Life! Inc., of Spokane Valley, is renovating part of a building space formerly occupied by contract manufacturer Servatron Inc. into an indoor soccer facility that's scheduled to open Jan. 2.

Heather Moore, who owns the business with her husband Greg Moore, says the 25,000-square-foot leased space at 2818 N. Sullivan will offer tournament play, adult and children soccer leagues, soccer programs and camps, rental use for practices and parties, and food concessions.

Shamrock Construction & Maintenance Co., of Spokane, is doing the renovation, which includes installing a turf field for indoor soccer league play. Shamrock also is constructing a separate, smaller hard-surface court for the game of futsal, which the U.S. Futsal Federation describes as an indoor soccer game played on a basketball-size court between two teams of five players each.

Moore estimates the remodeling cost at about $500,000. Architectural Ventures, of Spokane, designed the project.

In March, Servatron moved from about 61,000 square feet of space in the multitenant Sullivan Road building to new quarters at 12825 E. Mirabeau Parkway. The Sullivan Road building, called the Sullivan Business Center, has a total of about 130,000 square feet of floor space. Another company, Tampa, Fla.-based Sykes Enterprises Inc., which provides business outsourcing services such as technical support, leases about 42,000 square feet of space in the Sullivan center for one of its 80 offices, says Jim Orcutt, an NAI Black commercial sales and leasing agent.

The It's a Soccer Life! facility will include a pro shop for buying soccer equipment, as well as locker rooms and a conference room that can be rented for birthday parties or business meetings.

Rental rates include $45 per hour for the futsal court and $55 per hour for the turf field, with discounts offered for booking several hours in advance. The conference room cost is $35 per hour, and birthday parties have access to the field, Moore says.

Since it started taking reservations in November, the business has filled most of its facility rental time slots to start off the year, she says.

"We only have a few hours left of field rental for winter sessions," she says.

The business will offer programs that include one called Lil'Cleats, for participants 18 months to 4 years old, and another one for adults to play soccer during lunch breaks Monday through Friday for a daily drop-in fee of $5, between 11 a.m. and 1 p.m. It also will offer six-week parent training sessions, which cost $100 and include one class for moms and another for dads, to learn the game's basics.

Moore says the business is leasing space on the east side of the building, and that customers will enter the facility from Marietta Lane.

NAI Black commercial real estate agents Jim Orcutt and Jeff McGougan handled the lease.
