Luxury townhome development planned in Coeur d’Alene

Five high-end, three-story structures to be constructed by Stan-Craft affiliate

The Nest at Lake Side will involve five units that will be priced at $2.95 million each. The project is expected to be completed next year.

Real estate investment company Measom Holdings LLC is developing five high-end townhomes worth nearly $15 million in a project named the Nest at Lake Side, in downtown Coeur d’Alene.

 The building sites are located at 804, 806, 808, 810, and 812 Lakeside, the former site of the historic J.C. White House. That building was moved from the property in 2019 to a site near the southeast corner of East Young Avenue and South Eighth Street, where it will become the new home to the Museum of North Idaho after renovations are completed.

Measom Holdings is owned by Carol and Allan Measom and is headquartered in Texas.

Hayden-based StanCraft Construction Group, which opened in June as part of the family of StanCraft companies best known for building custom wooden boats, has been selected as the contractor. D’Zign Group Architecture LLP, of Hayden, is the designer. Houston-based Mel Poet, of Poet Interiors, partnered with Measom Holdings to design the interiors.

Carol Measom says, “With StanCraft, we knew they would get our vision of what we wanted to do there, and that was a high-end luxury property.”

Josh Hovarth, project manager for StanCraft Construction Group, says the concrete foundations are currently being installed at the site. The next step will be to rough in the plumbing and framing work.

“We should start framing in about three weeks,” Hovarth adds.

Measom says construction will continue through the summer, and the properties will become available individually on a graduated schedule.

“August through December of next year is when we’ll be delivering,” Measom says.

The single-family townhome units each will be priced at $2.95 million, she says.

The townhomes will be three stories tall with 3,500 square feet of indoor and outdoor living space. Two pairs of units each will share a common wall, and the center unit will be its own building, Measom says.

Each townhome will have three bedrooms plus a flexible room, four full bathrooms and two half baths, a two-car garage, and a residential elevator. The third floor will feature an outdoor terrace and entertainment space, Measom adds.

“We wanted to make it easy for them to get things up to that entertainment area. So we decided to put residential elevators in.”

Additional amenities include floating vanities, wall-mounted toilets, floating stairs, and custom-built fireplaces.

Measom Holdings purchased the property in the spring of 2020. Measom declines to disclose the cost of the site. She says no rezoning action was needed, but approval was required from the city of Coeur d’Alene to allow five lots at the site.

Measom says, “When we started talking about this, we knew we wanted to do something different than what’s been built in the area.”

Rick Carr, real estate agent at Idaho Lifestyle Properties, of Coeur d’Alene, represented Measom Holdings, in the land acquisition, she adds.

Measom says she and her husband, Allan, are retired entrepreneurs who owned Raptor Technologies LLC, a Houston-based provider of school safety management systems.

“We love real estate and we like buying, selling, and building homes,” Measom says. “We can’t keep doing that for ourselves, so we thought a home project would be a fun thing to do. It’s kind of what we’ve been wanting to do, and we’ve just been sitting here waiting for the right opportunity.”
