Six Spokane-area housing developments are rising

Projects to bring 800 units, cost $109.5M

This $35 million apartment project is located at 206 W. Riverside, on the western edge of Spokane’s University District.

Ongoing multifamily developments are expected to bring over 800 residential units with a total construction value of $109.5 million to the Spokane area in 2022.

Along Riverside Avenue, on the western edge of the University District, Boise, Idaho-based deChase Miksis, in partnership with Portland, Oregon-based Edlen & Co., is building a $35 million apartment complex on an old Umpqua Bank branch site.

Located at 206 W. Riverside, on the northwest corner of Riverside Avenue and Browne Street, the complex will have six levels, including one parking level.

General contractor Bouten Construction Co., of Spokane, broke ground on the project, designed by Seattle-based GGLO LLC, in March 2021. It’s slated to open this summer.

In the Nevada-Lidgerwood neighborhood on Spokane’s North Side, real estate and project management company East Magnesium Properties LLC plans to develop a 504-unit apartment complex, named Magnesium Village. Palouse, Washington-based Hoist LLC is designing the complex.

According to pre-development documents, construction value is estimated between $34 million and $38 million.

Site plans show 14 residential buildings, each three stories tall, will be constructed on 26 acres of land nearly surrounding the Spokane International Academy, at 777 E. Magnesium Road.

In the east central neighborhood, south of Interstate 90, Redbone Construction LLC, of Colbert, has begun constructing a new residential development called 5th & Conklin, at 514 S. Conklin, comprised of 35 attached townhome-style units.

590 Capital Investments LLC, of Spokane, is listed as the owner, and Design Services Northwest Inc. is the development’s designer.

Bob Cooke, a real estate broker and representative for the development, says that units will be ready to move in by the end of year.

In Spokane Valley, a 20-unit, three-story building named 4th Avenue Apartments is being developed by Spokane Valley-based Kodiak General Contracting. ML Architect & Associates Inc., of Post Falls, is designing it.

The site for the 18,500 square-foot-building is located at 6516 E. Fourth, and is valued at $3.2 million.

Also, in Spokane Valley, Coeur d’Alene-based Mort Construction Inc. is constructing five multi-unit buildings with a total of 19 residential units at 11725 E. Coyote Rock Drive, near the south bank of the Spokane River. Reality Design LLC, of Post Falls, is designing the $2.9 million project.
