50-lot development for seniors eyed along Park Road in Valley

Project near Dishman Hills would exceed $12 million

A West Side company plans to develop a 50-lot residential development northeast of Park Road and Eighth Avenue, in Spokane Valley, that will be aimed at independent seniors.


The company, Burlington, Wash.-based Landed Gentry Homes & Communities LLC, expects to begin site work on the 8-acre parcel in the spring and could have lots available by mid-summer, so it can start building homes on the property, says company President Brian Gentry.


The development site is south of the Park Place Retirement Community and across Park from Edgecliff Park.


Hopefully, units will be ready to be occupied by fall of 2008, Gentry says.


Gentry couldnt provide a cost estimate for the project, which has yet to be named, but says that home prices, including the price of the lots, will start at around $250,000, which would put the value of the project at roughly $12.5 million.


The planned housing development will be targeted at active adults. It will have walking trails that will tie into the nearby Dishman Hills Natural Resource Area and, tentatively, a community building, which would serve as a hub for social activities, Gentry says.


Age restrictions for the community will require that each home there be occupied by at least one resident who is 55 years of age or older.


Residents will own their own homes and lots in the development, but a neighborhood association will be responsible for maintaining the lots and common areas, he says.


Landed Gentry specializes in land development and new-home construction. Most of its projects are in Western Washington, including the recently constructed Big Fir Active Adult Community, in Mount Vernon.


Gentry says residential units planned in the development here likely will range in size from 1,800 square feet to 2,200 square feet of floor space.


Most of the homes there will be single-level, rancher-style homes, although some larger homes will have two levels, he says.


Landed Gentry will be its own general contractor for homes in the development, and also will handle home designs, Gentry says.


He says the company was founded in 1979 by his mother and father, Kendall and Nancy Gentry.


In the Spokane area, weve primarily been developing land and selling lots to other builders, he says. Those developments include Upriver Terrace, a 56-lot residential subdivision, and Flora Ridge, a 12-lot subdivision, both in Spokane Valley.


Tom Watson, of Re/Max of Spokane, handled the sale of the site to Landed Gentry, and he says he will be involved in marketing the development.
