Four-story office building going up in CdÂ’A

$10.5 million project on Northwest Blvd. is across from Riverstone development

A Coeur dAlene company is developing a four-story, 60,000-square-foot office building on Northwest Boulevard south of Interstate 90 in Coeur dAlene.


The building, to be called RiverView Tower, will sit on a 3-acre site at 2100 Northwest Blvd., across that street from the Riverstone mixed-use development northwest of downtown Coeur dAlene, says Ryan Nipp, head of marketing and leasing for the developer, Parkwood Business Properties.


RiverView Tower, designed by Eixenberger Architect, of Coeur dAlene, will have a brick and reflective-glass exterior, and is expected to be completed in December, Nipp says. The $10.5 million structure will offer views of Lake Coeur dAlene, the Spokane River, and surrounding mountains. Contractors Northwest Inc., of Coeur dAlene, is the general contractor.


The building will have a large conference room with an outside terrace, Nipp says. It also will have private underground parking for office condo owners and tenants and surface parking for their clients.


Nipp says office suites will be offered for lease or for sale. Office sizes will range from 700 square feet for a suite to roughly 11,500 square feet for an entire floor. Lease rates will begin at $1.52 per month per square foot. Office condo prices will start at $270,000. Nipp says Magnuson McHugh & Co. PA, a Coeur dAlene-based accounting firm, has purchased and will occupy the fourth floor.


Coldwell Banker Schneidmiller Realty Inc., of Coeur dAlene, will market the property.


Parkwood Business Properties owns and manages more than 1 million square feet of office and retail space in North Idaho, including nine other properties clustered near Northwest Boulevard and Ironwood Drive, and the 88,000-square-foot Silverlake at 95 retail center north of the city center on U.S. 95.
