Condo building planned in BrowneÂ’s Addition

Spokane developer expects to begin work next month on eight-unit, $3 million job

Veteran Spokane contractor James Elmer plans to develop an eight-unit, $3 million condominium building in Brownes Addition, overlooking the Spokane River and Peaceful Valley.


Elmer says he likely will start work early next month on the structure, which is to be built at 1828 W. Riverside. The four-story building, which will be called Riverside Elms Condominiums, will take about 10 months to complete, and the condominium units will be available for occupancy late next fall.


Each of the living units will have about 2,100 square feet of living space, with three bedrooms and two bathrooms. A 290-square-foot patio will extend from each unit, and all of the condo owners will have parking slots and storage space on an underground level.


The condo units will be priced at between $430,000 and $660,000. So far, three of the eight condos are spoken for, including one that Elmer will take.


Condo owners will be eligible for the city of Spokanes 10-year property-tax abatement, an incentive for development in certain parts of the city.


James W. Elmer Construction Inc., the Spokane general contracting company that Elmer heads up, will build the structure.


Elmer says he has owned the land where he will build Riverside Elms for about 10 years. He decided to go forward with the project now, because the condo market seems ripe for such a project.


Elmer is developing the building through a company he formed called Riverside Elms LLC.
