High-rise condos proposed

Building on NW Boulevard would include 42 mid-priced residential units, offices

North Idaho real estate executive Brad Jordan is making plans for a high-rise condominium-and-office project near Coeur dAlenes city center.


Current plans call for a 10-story project that would include 42 mid-priced condominium units, three floors of office and retail space, and indoor parking, says Jordan, co-owner of Coeur dAlene-based Northwest GMAC Real Estate.


The project would be located at 400 Northwest Blvd., at the northeast corner of Northwest Boulevard and Government Way. An office building formerly occupied by Re/Max Masters currently is on that property; Re/Max and GMAC merged operations a year ago and combined their offices in another location.


Jordan cautions that the mixed-use tower is in the early stages and the plans could change. He has, however, obtained preliminary approval from the Coeur dAlene planning commission for a zone change on the property. The Coeur dAlene City Council must consider the requested zone change and is scheduled to do so next week.


Jordan is looking for investors to take part in the condo project, and declines for now to give an estimated cost of the building, saying the project is too much in flux.


He says he was prompted to begin discussions of the project by McEuen Terrace, a 15-story condo-and-office tower that filled up quickly after it opened last year near downtown Coeur dAlene.


The success of McEuen Terrace has a lot of people looking at the downtown area, Jordan says. In my (real estate) business, I see a lot of people reanalyzing downtown.
