Refrigeration supplier buys building for growth

Spokane-branch move anticipated in late 2016

May 7, 2015
Mike McLean

Refrigeration Supplies Distributor Inc. has bought a 31,100-square-foot warehouse building at 730 E. First, where it plans to move its Spokane operations from smaller quarters following renovations at the new location, says Jamie Hayward, the Spokane branch manager here.

RSD, a Lake Forest, Calif.-based refrigeration parts and equipment wholesaler, currently occupies 7,900 square feet of space at 212 E. Pacific.

The larger quarters will enable RSD to expand its inventory, Hayward says.

RSD currently employs seven people at the Spokane branch, Hayward says, adding, “We’ll probably add a few people.”

Hayward anticipates that the move might be 18 months or more away.

“We’ve purchased the building, and will be leasing it out eight or nine months,” he says. “Then we’ll start construction and renovation.”

The building currently is occupied by the Spokane branch of Airefco Inc., a Tualatin, Ore.-based distributor of heating, ventilation, and air-conditioning equipment and supplies.

Marc Mowrer, of Spokane-based commercial brokerage, Kiemle & Hagood Co., handled the real estate transaction.

All Wall Contracting Inc., of Post Falls, has filed a predevelopment application with the city of Spokane that says the First Avenue building would be reduced in size to 26,600 square feet of floor space.

RSD has 75 locations in 10 Western states.

Retail

BC Sales Co., of Fruitland, Idaho, which does business as Hytest Safety Footwear, has leased 1,250 square feet of space for a new retail location at 3012 N. Sullivan Road, in the Spokane Business & Industrial Park. Chase Breckner, of Crown West Realty LLC, handled the transaction.

Office & Workshop

Palouse Capital Management Inc., a Spokane investment adviser, has bought a 2,600-square-foot, single-story office building at 2026 N. Washington and plans to move there in July from larger, leased quarters in the Washington Trust Financial Center, at 717 W. Sprague. Jeff McGougan and Jim Orcutt, both of NAI Black, handled the transaction.

Johnson Search Group, the permanent-placement division of Chicago-based staffing service Johnson Service Group Inc., has leased the 2,600-square-foot top floor of a two-story office building at 101 E. Magnesium Road and plans to move its Spokane office there from smaller quarters at 9625 N. Newport Highway. Craig Soehren, of Kiemle & Hagood Co., and Chris Siemens, of Windermere Real Estate/City Group LLC, handled the transaction.

Advanced Radon Technologies Inc., a Spokane radon testing and mitigation contractor, has leased 3,200 square feet of industrial space at 631 N. Hogan and has moved there from smaller quarters at 2801 N. Monroe. Earl Engle, of NAI Black, handled the transaction.

Investment

Gary and Susan Geschke, of Cheney, have bought as an investment 31,100 square feet of vacant land at 223 W. Second, in Cheney. Jeff McGougan, and James S. Black III, both of NAI Black, handled the transaction.

Casey and Eve Fatz, of Coeur d’Alene, have bought as an investment a single-story, 6,900-square-foot commercial building at 5097 N. Building Center Drive, in Coeur d’Alene. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Lester Cooper, of Hayden, has bought as an investment 38 acres of land at the southwest corner of U.S. 95 and Boekel Road, in Hayden. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.
