Mammoth Liberty Lake warehouse project proposed

A land-use application on file with the city of Liberty Lake proposes the construction of a 487,000-square-foot industrial warehouse, called Project Apple.
Phoenix-based real estate development company BH Development Co. filed the application, permits show.
BH DevCo specializes in constructing e-commerce distribution and fulfillment space, according to the company’s website. While the application doesn’t identify a planned occupant for Project Apple, BH DevCo’s clients include megaretailer Amazon.com Inc., which occupies or plans to occupy six major facilities totaling 4.4 million square feet in Spokane County.
A site address for Project Apple is currently unassigned. The vacant 39.5-acre project site is located on the northeast corner of Appleway Avenue and Country Vista Boulevard, about a half-mile northeast of the Huntwood Custom Cabinets plant.
Preylock Development Spokane LLC, a real estate acquisition and management company headquartered in Los Angeles, purchased the site for $6.3 million in October, according to the Spokane County Assessor’s Office records.
No construction value is shown on permit data. For comparison, however, two recent warehouse projects in Spokane County totaling 467,000 square feet, that will be occupied by Amazon.com Inc., have a combined construction value of $56 million.
Representatives of BH DevCo and Preylock couldn’t be reached immediately for comment.
Environmental documents say that Project Apple will support about 400 employees when complete.
The development site is surrounded by wholesale and manufacturing businesses to the east and west of the property, residential homes to the south, and Interstate 90 to the north. The development will be accessible from two driveways on Appleway Avenue, site plans show. It’s expected to generate 1,127 total daily vehicle trips, a traffic impact study says.
The project will include 30,600 square feet of office space and 134 loading docks. The site will have over 550 parking stalls for both trailers and cars.
The structure will be constructed with textured, tilt-up concrete wall panels, permit information shows.
Panattoni Development Co., of Irvine, California, is listed as the contractor on the project. Panattoni is involved in several Amazon projects, including a 280,000-square-foot sorting facility under construction on the West Plains.
Ware Malcomb Inc., an international design firm, is listed as the architect for Project Apple, and Tacoma, Washington-based AHBL Inc., which has a Spokane office, is providing civil engineering services.
Permit application data shows construction is expected to start in October and to be completed by fall 2023.
If approved, the development will bring the number of square feet of industrial space under construction this year in Spokane County to over 1 million square feet.
