Real estate group to anchor mixed-use project in Liberty Lake

$1.3 million building in River District to house Avalon 24, rental units

A real estate brokerage group plans to build a new $1.3 million mixed-use building in the River District of Liberty Lake.

Joel Elgee, designated broker at real estate group Avalon 24 Real Estate LLC, says he and longtime friends and real estate agents Patrick Libey and Zac Scott formed Avalon 24 in December 2021, and are making the headquarters for the company in Liberty Lake.

Set to rise at 21806 E. Indiana, the two-story Avalon 24 project will include a 5,000-square-foot office space for the real estate company on the ground floor and six residential units on the second floor. Elgee says the project is awaiting final permitting, and once permits are received, the project will take about 10 months to complete.

Elgee says Avalon 24 was approached several times about turning the second floor into additional commercial space.

However, he says, “We all are more comfortable with long-term rental income properties, as opposed to making it additional office space.”

The residential units will range from 800 to 1,200 square feet, Elgee says. One unit will be a studio apartment, two will be two-bedroom units, and three will have one bedroom. Some of the units will have a private deck.

A deck on the top floor will be open to tenants and occasionally will serve as a space for Avalon 24 events, he says.

Kilgore Construction Inc., of Colbert, is the contractor on the Avalon 24 project. Spokane-based JM Engineering is providing engineering services. Shoesmith Cox Architects PLLC, of Seattle, designed the project.

Elgee says he, Libey, and Scott feel that locating Avalon 24 in the River District will provide a community environment for tenants. They’re fond of Jim Frank, the developer behind the River District development, he says.

“We feel like we’re on the corner of Main and Main,” Elgee says. 

Avalon 24 currently has an office in Liberty Lake, at 23801 E. Appleway, and an office in Coeur d’Alene. The brokerage focuses on residential real estate in Spokane and Kootenai counties.
