County ponders entry-level subdivision near Millwood

Home builder to purchase lots from land developer if preliminary plat is OK'd

A Western Washington land developer and an Oregon home builder are proposing to develop a 16-lot residential subdivision, to be called The Orchards Along Upriver, in the Pasadena Park area north of Millwood.

The land developer, Landed Gentry Homes & Communities LLC, requested preliminary plat approval for the subdivision last month, and a hearing examiner is expected to issue a decision on the application this month, says Daniel Melville, who filed the application on behalf of Landed Gentry.

Redmond, Ore.-based Hayden Homes LLC, which specializes in building entry-level homes, will buy the lots, assuming the preliminary plat is approved, Melville says.

The Orchards Along Upriver would be on 3.2 acres of land at the southwest corner of Upriver Drive and Farr Road. Two interior dead-end roads connecting to Farr Road would provide access to lots in the subdivision, documents filed with the county show.

Hayden Homes couldn't be reached for comment. Melville says, though, that the homes at The Orchards at Upriver probably would be similar to homes in The Willows at Upriver, a 49-lot subdivision on 14 acres of land on the north side of Upriver Drive, west of Farr Road.

Landed Gentry also developed the lots in The Willows at Upriver last year and sold them to Spokane-based home builder Markham Homes Inc.

Homes in that subdivision range in price from $152,000 to $232,000, and floor plans range in size from 1,000 square feet to 2,600 square feet with two to four bedrooms, says Todd Spencer, a listing agent for Markham Homes.

The Orchards Along Upriver parcel is vacant except for a house. It's zoned for low-density residential use, as is the land surrounding the proposed subdivision, most of which is developed. The low-density residential zoning allows minimum lot sizes of 5,000 square feet.

Simpson Engineers Inc., of Spokane, is the civil engineer for the proposed subdivision.
