City OKs Canyon Bluffs plan for 34 homes

Replat gives OK to erect townhouse units instead of apartment buildings

A San Rafael, Calif., development company plans to build 34 attached single-family homes on two tracts of land in the Canyon Bluffs development, in southwest Spokane, instead of the 34 apartment units originally planned there, records on file with the city of Spokane show.

The developer, Feature Realty Inc., earlier this month obtained approval from city hearing examiner Greg Smith to replat 9.5 acres of land on the two parcels into 34 lots, on which townhouse-style homes will be built in two- and four-unit buildings, records show.

Feature Realty couldn't be reached for comment.

The parcels previously had been approved for multifamily units within the 82-acre Canyon Bluffs development, which is on the north side of Thorpe Road, south of 16th Avenue, and west of U.S. 195.

Four of the homes will be built on a four-lot, roughly 1-acre parcel on the east side of Canyon Woods Lane, Smith says in his written decision. Canyon Woods Lane generally is a north-south road that bisects the Canyon Bluffs development.

The other 30 lots will be on an 8.5-acre parcel in the southern part of the development south of Westwood Lane. The lots will range in size from 4,000 square feet to 12,000 square feet, Smith says.

Canyon Bluffs was approved several years ago for 719 multifamily living units and 84 single-family homes. The replat doesn't change the total number of residential units approved for the Canyon Bluffs development, Smith says.
