Ichabod's site cleared for future project

June 4, 2009
Jeanne Gustafson

The owner of the site of the former Ichabod's Tavern on Spokane's North Side has torn down the tavern structure and an adjacent building and plans to redevelop the property.

The former tavern, located at 1823 N. Division, had been burned in an arson fire a number of years ago and was in deteriorating condition, says Marshall Clark, president of Clark Pacific Real Estate Co. here, which is representing the property for its owner. Clark says the building has suffered from water damage that has made it too expensive to restore. The building was demolished late last month along with a building next to it, at 11 W. Indiana.

Clark declines to name the partners in the investment group, Magnolia Enterprises LLC, that owns the property.

He says the group is seeking a tenant to lease the property and most likely will build a single structure on the combined, roughly 22,000-square-foot site. Clark says that although no plans have been completed, whatever new building that's constructed on the site likely would be built next to a tavern just south of the Ichabod's lot.

Clark says the owner of the Ichabod's property had at one point hoped to acquire that adjoining property, but no deal could be reached with its owner.
