Retail center slated near North Side WinCo

Spokane Pavilion Shops to have up to nine outlets east of new supermarket

A Phoenix, Ariz., shopping center developer plans to build a $1.4 million structure near the WinCo Foods Inc. supermarket on Spokane's North Side that would house retail shops.

The developer, Kornwasser Shopping Center Properties LLC, has submitted a building-permit application to the city for a 10,200-square-foot structure to be called Spokane Pavilion Shops. It would be located at 920 E. Hoerner, which is east of the WinCo store's parking lot and on the south side of Hoerner near its intersection with Nevada Street.

Kornwasser's Bill Sandre, who is listed as the applicant, couldn't be reached for comment.

Plans show the retail center with up to nine retail spaces ranging in size from 900 square feet to 1,500 square feet of floor space, although the developer could configure the complex to have fewer, larger spaces.

In addition to the retail center, preliminary site drawings submitted by Kornwasser show potential future development might include a 4,800-square-foot restaurant that would be located between the retail shops and Nevada, although that's not included in the Spokane Pavilion Shops project.

The building-permit application for the Spokane Pavilion Shops project says Kornwasser hasn't selected a contractor for the project yet.

Archicon LLC, of Phoenix, is listed as the architect, and Barghausen Consulting Engineers Inc., of Kent, Wash., is listed as the civil engineer.

Plans show the exterior of the structure would have concrete masonry, stone veneer, and a stucco-like foam insulation system. The window areas of each storefront would have dark bronze aluminum panels below tempered insulated glass.

Kornwasser also developed the first phase of a 203,000-square-foot shopping center in central California that opened in 2007 with WinCo as the anchor tenant, according to Shopping Centers Today, a retail-property trade publication.

Boise-based WinCo operates two warehouse-type grocery stores in the Spokane area. It opened the North Side store in February and a Spokane Valley store on March 30.
