$18.2 million apartment plans in limbo

A&A Construction has filed permit requests for big project on cityÂ’s west side

A Spokane development company has applied for permits to build an $18.2 million, 144-unit apartment complex south of Indian Canyon Golf Course, on Sunset Hill, city records show.


Those plans, however, may now be on hold, says Spokane attorney Chris Ashenbrener, who applied on behalf of the company, A&A Construction & Development Inc., for building permits for three apartment buildings, along with parking garages and a recreation center. The project would be located at 1403 S. Assembly, north of Sunset Boulevard.


Im not sure whether were going forward, says Ashenbrener, who would be a partner in the project.


As proposed, two of the structures each would have nearly 77,000 square feet of floor space, including the attached parking garages, and the construction cost is estimated at $6.3 million for each structure, the applications say. One of those buildings would have 56 apartment units, and the other would have 48 units. The third building would have 40 apartment units, 64,500 square feet of space, and a construction cost of $5.3 million.


The construction cost for the planned 3,400-square-foot, single-story recreation center is estimated at $278,000.


Ashenbrener says, however, the piece of rock on which the upscale apartments would be built would require some difficult and expensive work to prepare the site for construction.


Im trying to make up my mind what were going to do, he says. Its a great project. It would be 144-upscale apartment units.


J.R. Bonnett Engineering LLC, of Spokane, is listed as the structural and civil engineer. A Seattle firm is listed as designing the project.


Ashenbrener says A&A Construction & Development might let the Canyon Pointe proposal lie while it pursues projects in other parts of the region.


The company is owned by Bill Lawson, a longtime Spokane contractor.


Lawson and Ashenbrener, who together own another Spokane company, River Rock LLC, also developed River Rock Apartments, a 168-unit complex northeast of the Pines Road-Interstate 90 interchange in Spokane Valley.
