Office building is planned at Latah Creek Plaza site

Structure along U.S. 195 north of shopping center to cost $3 million-plus

Latah Creek Plaza LLC, of Spokane, plans to develop a 20,000-square-foot medical office building just north of the Latah Creek Plaza shopping center in southeast Spokane, says Chris Bell, a real estate agent with NAI Black.


Bell and NAIs Dave Black are the listing agents for the building. Black is a partner in Latah Creek Plaza LLC, which owns the shopping center. About 15 acres remain to be developed there, Bell says.


He says the project is expected to cost between $3 million and $4 million. It will be built just south of the intersection of U.S. 195 and Cheney-Spokane Road on the west side of the highway.


Bell says Latah Creek Plaza LLC is negotiating with potential tenants for the planned two-story structure. A construction timetable hasnt been set yet, but a preliminary site plan is expected to be completed within about a month, he says. Bernardo Wills Architects PS, of Spokane, is designing the project, but a contractor has yet to be chosen to build it.


Bell says the preliminary plans are based on the idea that there would be two to three tenants on each floor of the planned two-story structure. The medical office building is being planned in response to comments from focus groups of homeowners at the big Eagle Ridge housing development near the shopping center that identified such services as being needed in the area, he says.


Current tenants at Latah Creek Plaza include the Trading Co. grocery store, an AmericanWest Bank branch, and the Latah Creek Bistro. Bell says movie theaters and hardware stores also have been considered as possible future tenants.
