Schweitzer seeks an outside developer for condo projects

Six pad sites approved for 50-unit buildings each in ski resortÂ’s village area

Schweitzer Land & Timber Co., the real-estate arm of Schweitzer Mountain Resort, is looking for an outside developer to build at least one condominium complex in the village area of the big ski resort located just northwest of Sandpoint.


The nearly half-acre site is listed for $6.25 million, and is approved for development of a structure similar to the White Pine Lodge, a 75,000-square-foot, 50-unit condominium project built in 2001 for about $6 million, says Jennifer Fortune, a real estate agent with Schweitzer Land & Timber.


That facility also includes first-floor retail shops, and underground parking, Fortune says.


Were selling one pad with approval for around 50 units, she says.


Although Schweitzer initially is offering one pad, other sites could be available if someone is interested, she says.


A total of seven pad sites, including the White Pine Lodge site, with an allowed total density of about 300 condominium units is approved in the village area, she says.


Fortune says Schweitzer is looking for a developer interested in a project that would fit within design standards of a master plan created for the resort by Design Workshop, of Aspen, Colo.


The privately owned resort has about 7,000 acres of land, including 2,900 skiable acres, and nearly 1,000 housing units. Another 4,000 housing units are envisioned in the master plan.


In conjunction with the master plan, Lydig Construction Inc., of Spokane, has begun work on a $50 million road, sewer, and water project that will serve the condominium sites within the village and the planned Trappers Creek housing development, which is planned to have 97 residential units in its first two construction phases set to begin next spring.


The resort also is investing $10 million to upgrade its ski operations, which will increase its ski-lift capacity by 28 percent in the upcoming season.
