CdÂ’A developers to build office, retail complex there

Estimated $8 million project to be built partly on old Mad MaryÂ’s site

Coeur dAlene real estate broker John Beutler, who owns Century 21 Beutler & Associates, says that he and his wife, Ann, along with developer Marshall Chesrown, plan to construct a 59,000-square-foot office and retail complex along Northwest Boulevard, in Coeur dAlene.


The project will include building both a three-level, 37,000-square-foot structure and a three-level, 22,000-square-foot building, each of which will have retail space on their ground floors and office space on their upper two stories, Beutler says. The complex will be located at 1422 Northwest Blvd., on a 4.2-acre site just northeast of the Northwest Boulevard-U.S. 95 interchange, which is about two miles from downtown Coeur dAlene.


The group, which likely will form a limited-liability company, is securing permits for the project, he says. It hopes to start construction by June, and the project is expected to take about a year.


Polin & Young Construction Inc., of Coeur dAlene, will be the contractor, says Eric Hedlund, vice president of architecture and design at Black Rock Development Co., of Coeur dAlene, with which Chesrown is affiliated and which designed the project. Constructing the buildings is expected to cost $7 million, but tenant improvements likely will raise the total cost to about $8 million, Hedlund says.


Beutler says the group is negotiating a lease with North Idaho Title Insurance Inc., of Coeur dAlene, which intends to take up to about 20,000 square feet of space in the larger building. The group is working on lining up other tenants for the complex, he says.


Part of the project is located on 1.5 acres that the Beutlers bought in August 2004, he says. That land was the former site of Mad Marys Oriental Express and a nightclub called I Dunnos, at 1414 Northwest Blvd. Beutler demolished the building that housed those businesses with the intent of developing an office building. In April 2005, however, Chesrown bought the former Pines Motel building, located just north of there, and later demolished it. The Beutlers and Chesrown then decided to launch a joint development venture, Beutler says.
