Greenstone starts work on South Hill project

Adirondack development at 44th, Regal is to include 228 apartments, 65 homes

Greenstone Corp., of Spokane, has started work on the first phase of a mixed-use development project at 44th Avenue and Regal Street on the South Hill, southwest of the former KHQ-TV building.


Crews are doing site work and laying footings and foundations for 132 apartment units, says Jim Frank, president of Greenstone. Eventually, the development will include a 228-unit apartment complex and 65 single-family homes, he says.


The apartment complex will be called The Adirondack Lodge and the single-family home development will be called Adirondack Village.


Plans for the 38-acre property also call for three office buildings along Regal.


Adirondack Lodge will offer one-, two-and three-bedroom apartments ranging in size from about 800 square feet to 1,200 square feet of floor space and renting for between $625 and $850 a month. The first apartments are expected to be ready to occupy by next March.


The single-family homes will range in size from 1,200 square feet to 2,000 square feet, and prices will be between $140,000 and $180,000. Construction is scheduled to begin this fall, and Frank estimates that all of the homes will be completed within three years.


The development will include a 4,000-square-foot clubhouse, a pool, and a small park, Frank says.


Frank and Educational Service District 101 bought the property from Cowles Publishing Co., of Spokane, nearly two years ago, just before KHQ-TV moved into a new facility downtown. Greenstone remodeled and expanded the television station to serve as ESD 101s instructional-programming broadcast center.
