Mixed-use project set for SBIP

Crown West will demolish own offices to make way for $2.8 million structure

Crown West Realty LLC, which owns and manages the 600-acre Spokane Business & Industrial Park in the Spokane Valley, plans to demolish an office building it occupies at the parks northern entrance and erect a larger, multitenant structure in its place, says Brent Long, the companys marketing manager.


The building is expected to include a total of about 32,000 square feet of floor space on its main floor and a partial second floor. The total cost of the project is expected to be about $2.8 million.


Crown West hopes to break ground on it early next month and to complete it by late August or early September.


The 3,000-square-foot office building that Crown West currently occupies is situated on just over two acres at the southeast corner of Sullivan and Kiernan Avenue, just north of a Maid oClover Corp. convenience store. The building also previously housed a bank branch and a travel agency, Long says.


The new building will include a partial second floor with 6,000 square feet of office space, of which Crown West will occupy about 4,000 square feet, Long says. The company will move its office to a comparably-sized space within the park while the structure is being built.


The 26,000 square feet of ground-floor space will be flexible space, meaning it could be used for a variety of purposes, including warehousing, manufacturing, or retail, Long says. He says the company envisions retail users in the west side of the building, which will face Sullivan, and more traditional warehouse and manufacturing users in the eastern part of the building.


Crown West hasnt secured any tenants for the rest of the building yet.
