New facility is proposed for Parrott

57,000-square-foot building would front on Interstate 90 east of Argonne interchange

A 57,000-square-foot, office-and-warehouse building is being proposed in the Spokane Valley for Parrott Mechanical Inc., a Coeur dAlene-based heating and air-conditioning contractor, Spokane County records say.


The proposed building would be constructed at the southeast corner of Woodruff Road and Shannon Avenue, and would front on Interstate 90 less than a mile east of the Argonne Road-Interstate 90 interchange. County records didnt include an estimated cost for the project.


The proposed structure would be situated on about four acres of land that Howard and Delvona Rude, Parrott Mechanicals president and vice president, respectively, bought last fall.


The Rudes couldnt be reached for comment. Plans submitted to the county by the Spokane office of J-U-B Engineers Inc., an engineering firm that apparently is representing either the Rudes or Parrott, show the building being divided into five bays, with each bay ranging in size from 10,000 square feet to 14,000 square feet of floor space.


Its unclear whether Parrott would open a new branch at the Valley location or if it would be moving from its current location. Parrotts corporate offices currently are located in Coeur dAlene, at 6600 N. Government Way, and the company operates another shop on Spokanes North Side, at 3003 N. Crestline.


Parrott is owned by Nashville, Tenn.-based Service Experts Inc., which bought the company in late 1997. Service Experts also bought Snappy Plumbing Co., of Mead, in 1998 and Heat Transfer Inc., of Spokane, last year. Both operations now do business under the Parrott Mechanical name.


A public hearing on the proposed new building is set for Feb. 2. The hearing involves a request from J-U-B Engineers for Parrott to gain access to Woodruff Road from the proposed development site and a few other changes of condition on the property. The land already is zoned to permit such a development.


Nearby residents have submitted a petition and four letters to the county opposing the request from J-U-B.
