Developers of two large neighborhoods in Kootenai County have set out to construct about 3,450 residential units combined.
The Millworx development, which is the furthest along of the two, is an urban center rising just a few blocks east of Post Falls City Hall on the former Idaho Veneer Co. mill site, centered at 704 E. Fourth.
About 12 miles east of the Millworx site, Kootenai County Land Co. plans to build a 2,800 residential and commercial community dubbed Coeur Terre.
At Millworx, the envisioned urban center will include about 685 residential units and 104,000 square feet of commercial space on the 50-acre site.
The estimated $150 million to $200 million complex is being developed by Spokane-based A&A Construction & Development Inc.
Last year, the initial phase of 121 townhomes and multifamily residential units was completed, says Robert Jacobs, Realtor with Coldwell Banker Schneidmiller Realty.
Jacobs says 61 townhomes are currently for sale, listed at about $800,000 each.
The Heartwood at Millworx apartments, located at 910 and 920 E. Fourth, is a two-building complex comprised of 60 multifamily residential units ranging from studios to two-bedroom apartments, which are available to be leased. The buildings have ground-floor commercial space that currently includes a Shift Fitness Nutrition Mindset gym and will feature a tapas-style restaurant, Jacobs says.
Construction began in August on the north side of Fourth Avenue on a three-story mixed-used building, Jacobs says. About 60 residential units and five ground-floor commercial spaces are planned on the 2.35-acre site at 949 E. Fourth and are scheduled to be completed in 2025, Jacobs says.
West of this project, at 851 E. Fourth, the bookstore Kindred & Co. opened in later February. The 14,000-square-foot structure also features a bistro and coffee bar with shareable items and small bites, according to Kindred’s website. Leone & Keeble Inc., of Spokane, was the contractor for the $5 million project, which is the only building within the Millworx development not constructed by A&A Construction, Jacobs says.
A site plan for a 151-guestroom Hyatt Place hotel to be located at the northwest corner of Fourth Avenue and Seltice Way was approved by the city of Post Falls on Jan. 16, says Robert Seale, the city's community development director. A building permit application is currently under review, he adds.
The construction value for the 112,700-square-foot hotel is $23 million, Seale says.
At Coeur Terre, Nicholas Roach, director of marketing for Lakeside Capital Cos., the parent company of Kootenai County Land Co., says there are no significant updates currently, as the real estate investment company has been focused on other projects in the region.
As reported by the Journal of Business, the city of Coeur d’Alene last year annexed 440 acres of agricultural land west of Coeur d’Alene that Kootenai County Land Co. plans to develop into a mixed-use neighborhood. Coeur Terre will be developed in phases, taking between 20 and 30 years to complete, depending on market trends and community needs, according to the company.
