High-rise condominium is taking form in Cd'A

Thomas George unit sales exceed $70M

The Thomas George luxury condominium tower is rising toward the skyline in downtown Coeur d'Alene. The project is expected to be completed next year.

The long-planned Thomas George luxury high-rise condominium project is taking shape in downtown Coeur d’Alene.

The project site is located at 116 S. Third, about a block northeast of the Coeur d’Alene Resort.

Garco Construction Inc., of Spokane, is the contractor on the 18-story, 60-unit project, and Miller Stauffer Architects PA, of Coeur d’Alene, designed it. The Spokane office of DCI Engineers is providing engineering services.

Hayden Anderl, the sales agent for the Thomas George, declines to disclose the current construction value for the project, but says it has sales commitments for about half of the units totaling over $70 million.

The development company behind the project is Front Row Properties LLC, of Coeur d’Alene. Front Row is governed by Clifford Findlay, John Magnuson, and Anderl’s father, Tom.

Hayden Anderl says he anticipates the project will be ready for residents to occupy next year.

Condo units range in size from just under 800 square feet up to 3,000 square feet, with the largest units on upper floors. Executive suites on the 15th and 16th floors will have up to 2,400 square feet of floor space, and penthouse suites on the 17th and 18th floors will have up to 3,000 square feet of space. 

Prices range from just under $800,000 to about $4 million, depending on views and the unit sizes, Anderl says. 

Anderl, a Realtor with Coeur d’Alene-based Coldwell Banker Schneidmiller Realty, says one-, two-, and three-bedroom units remain available.

The Thomas George will have five levels of parking, with two below grade, and all units will have two garage parking spaces. Parking will be accessible from Third Street, and the main floor lobby will have a covered drive-thru area for people to be dropped off or picked up.

The street level will have two 1,500-square-foot commercial spaces facing Front Avenue. Anderl says he’s working with Union Coffee to occupy one of the spaces, and he envisions a high-end restaurant and bar in the other space.

Anderl says the third floor of the building will have community spaces, with a pool, gym, and golf simulator planned.
