Two hotel projects rise in downtown Cd'A

AC Hotel, Sherman Tower expected to wrap up in '27

Two downtown Coeur d’Alene hotel projects — a Marriott-brand hotel and Hagadone Hospitality Co.’s Sherman Tower project — are both in the middle stages of construction and expected to wrap up in 2027.

Bozeman, Montana-based Providence Development LLC is developing a $25 million AC Hotel Coeur d’Alene, a 126-room Marriott-brand hotel at 602 E. Sherman.

Framing of the first three floors has been completed, says Michael Miller, chief operating officer and chief financial officer at Providence Development.

“We are fully out of the ground," he says. “In terms of framing, we are currently framing the fourth floor and we expect to have the roof on the building in July of 2026.”

Salt Lake City-based Richardson Design Partnership LLC designed the hotel, and Dick Anderson Construction Inc., of Missoula, Montana, is the general contractor. Lake City Engineering Inc., of Coeur d’Alene, is the project engineer.

Miller anticipates that the hotel will be ready to open in May 2027.

Separately, Hagadone Hospitality’s $48 million Sherman Tower, an expansion to the Coeur d’Alene Resort, is expected to be completed in 2027. 

Sherman Tower, which is located one block north of the Coeur d'Alene Resort on the north side of Sherman Avenue, will add 139 guest rooms to the downtown corridor. The building is located a half-mile west of the AC Hotel project.

Spokane-based Garco Construction Inc. is the contractor.

Workers currently are framing and pouring concrete on the 10th floor of the 15-floor building, says Amy VanSickle, director of marketing at the Coeur D’Alene Resort. Windows have been installed on the first floor and interior work will begin once concrete work wraps up. Crews also are working on a 6,000-square-foot steak and seafood restaurant, dubbed Azul, on the first floor. 

Upon completion of Sherman Tower, Coeur d’Alene Resort will have a total of 477 guest rooms.
