Panera Bread constructs North Side bakery-café

Chain to open at third INW site near Lowe's

Panera Bread, the Kirkwood, Mo.-based bakery-café chain is erecting a new store at 6550 N. Division, in a retail center anchored by a Lowe’s hardware store.

Vandervert Construction Inc., of Spokane, is the contractor on the project. Russell C. Page Architects PS, of Spokane, and Chicago-based architecture and engineering firm NORR designed it.

Brian Schrock, a St. Louis-based project manager for Panera Bread, says the North Side outlet tentatively is scheduled to be completed and open in February.

The project is being constructed under separate building permits for the building shell and interior improvements. The permits combined are valued at $1.4 million.

In addition to the 5,100-square-foot, single-story structure, the restaurant pad site will have a drive-thru lane, four onsite parking spaces, and a small patio.

Commercial real estate broker Chris Bell, of Spokane-based NAI Black, negotiated the ground lease, which includes 14,200 square feet of land.

Panera Bread opened its first Inland Northwest outlet last year at 14716 E. Indiana, in Spokane Valley, and its second earlier this year at 307 W. Prairie, in Hayden.

 

Office

Walsh Law Group, a new law practice led by longtime Coeur d’Alene-based attorney Sean Walsh, has leased 2,700 square feet of office space at 1048 N. Third, in Coeur d’Alene. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

 

Investment & Development

Greg Tuppan, of Costa Mesa, Calif., has bought as an investment a 6,000-square-foot office-warehouse building at 6200 E. Seltice Way. Craig Hunter, Rob Kannapien, and Paul Bielec, all of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Cittagazze LLC, of Bellevue, has bought for future development 4.5 acres of vacant industrial-zoned land at 519 N. Park Road. Carl Guenzel, of Kiemle & Hagood Co., and David Paperd, of The Green Ridge Fund Inc., handled the transaction.

 

Warehouse & Storage

The Spokane Tribe of Indians has leased 12,000 square feet of warehouse space at 1100 S. Garfield Road, in Airway Heights. Doug Byrd and Cassandra Becker, both of Byrd Real Estate Group LLC, handled the transaction.

Warehousing LLC, of Chewelah, has bought as an investment Chewelah Mini Storage, which has 21,400 square feet of covered space on 5 acres of land at 2201 E. Sand Canyon Road, in Chewelah, for $850,000. Jeff Ottmar, of SVN Cornerstone, and Matthew Gardner, of Marcus & Millichap, handled the transaction.
