Yost Gallagher awarded South Hill apartment project

$9.3 million complex will have 72 living units in all

Yost Gallagher Construction LLC, of Spokane, has been awarded the contract to construct a 72-unit, $9.3 million apartment complex on the South Hill, says Jeff Gallagher, the company’s vice president. 

The complex, which Spokane-based Dave Black Properties LLP is developing, will be located at the southeast corner of 57th Avenue and Ben Burr Road, near Moran Prairie Elementary School, Gallagher says. 

He says he expects to start work on the complex within a month, when permitting and financing are scheduled to be completed. 

The complex will have a dozen six-unit apartment buildings. Each building will have two stories, with garage spaces and two apartment units on the ground level and four apartment units on the upper level, he says.

Gallagher says the market-rate apartments will be targeted toward middle-income to upper middle-income tenants.

The complex will have a mix of one-, two-, and three-bedroom units ranging in size from 900 to 1,300 square feet of living space. 

Other amenities will include a volleyball court, a playground, and a picnic and barbecue area, Gallagher says, adding that he anticipates that the project will be completed in about a year. 

Yost Gallagher also recently broke ground on a $1 million clinic building for Tailwind Physical Therapy, of Spokane. That project, which involves erecting a 7,000-square-foot, two-story building at the northwest corner of Grand Boulevard and 28th Avenue, on the South Hill, will take about six months to complete, he says. 

Mercier Architecture & Planning, of Spokane, designed both projects.
