$2 million office structure going up at 29th, Southeast on South Hill

Two-story building to be completed in summer 2014

29th Street Investments LLC, a Spokane real estate investment company, has begun construction of a two-story office building at 2420 E. 29th, on the southwest corner of 29th Avenue and Southeast Boulevard on the South Hill.

Vic Overholser, a leasing broker at Spokane-based SDS Realty Inc. who is marketing the building space, says the project is scheduled to be completed by mid-summer 2014.

"Once completed, the rentable space will be 12,320 square feet on two floors," Overholser says. "There will also be additional parking underneath the two floors."

A building permit on file with the city of Spokane lists the project value at $2 million.

Overholser says a dental practice has agreed to lease a 3,000-square-foot space on the building's upper floor, and another prospective tenant has signed a letter of intent to take a 3,000-square-foot space on the ground level. Overholser declines to name either the signed or prospective tenant.

He's continuing to market two spaces there for lease, a 2,500-square-foot space on the upper floor and a 3,100-square-foot space on the main level.

"All the floors, including the lower level parking area, will also be handicap accessible via an elevator," Overholser says.

Divcon Inc., of Spokane Valley, is the contractor on the project, and Wolfe Architectural Group, of Spokane, did the design work. Steve Schmautz is the managing member of 29th Street Investments and the owner of SDS Realty, Overholser says.
