Eagle Ridge aims to reach 'value' niche

Hayden Homes added to developer's builder roster for ninth phase

Eagle Ridge, the big residential subdivision in southwest Spokane, has added Redmond, Ore.-based Hayden Homes LLC to its roster of homebuilders, bringing an entry level line of homes into the largely upscale community, says Cindy Mathis, a spokeswoman here for the developer, Newland Communities.

Hayden Homes, which Mathis describes as a "value-priced" builder, will build homes in the master-planned community at prices starting in the low $170,000s, she says.

The company will build about 18 homes in the 91-lot ninth addition at Eagle Ridge, she says.

Homes in that addition will be priced from $170,000 to $290,000.

"We were really noticing that most of the new homes sold in the Spokane area since the fourth quarter of last year were in that price range," Mathis says. "With the new phase, our goal is to appeal to that buyer."

She says the homes are targeted at first-time and empty-nester homebuyers.

Each home to be built by Hayden Homes will feature covered entries and patios with fully landscaped front yards, Mathis says. A floor plan for one such home described on the Eagle Ridge website shows 1,200 square feet of living space, with three bedrooms, two bathrooms, and a three-car garage.

Eagle Ridge is a 554-acre development located west of U.S. 195 about four miles south of the Interstate 90 junction.

About 2,000 residents reside in Eagle Ridge, which has 160 acres of undeveloped space, numerous playgrounds, and a network of walking trails.

Eagle Ridge provides a range of homes and styles with prices ranging up to $600,000, Mathis says.

Other active builders in the ninth addition at Eagle Ridge include Paras Homes LLC, of Spokane; Morse Western Homes LLC, of Liberty Lake; and Greenstone Corp., also of Liberty Lake.

Hayden Homes also is building homes in the 23-lot first phase of the Centre Court subdivision on the South Hill, a 67-lot phase of the Sunset Crossing subdivision in Airway Heights, and a 39-lot phase of the Valley Springs subdivision, near Millwood.
