Vet acquires land to develop larger clinic, move practice

Construction at new site in Indian Trail area eyed for summer or fall 2014

A Spokane veterinarian has bought 4 acres of land in northwest Spokane and says he plans to develop a building there for the Indian Trail Animal Hospital PS practice.

The veterinarian, Ryan Brown, who is a partner in the animal clinic, also heads Indian Trail & Barnes LLC, which recently acquired the property at 9101 N. Woodridge, near the northeast corner of Indian Trail and Barnes roads, where a 7,000-square-foot structure is being planned to accommodate the clinic, he says.

Jim Orcutt, a commercial agent with Spokane brokerage NAI Black, handled the real estate transaction.

The practice currently is located nearby in the Sundance Plaza shopping center, at 9027 N. Indian Trail, near the southwest corner of Indian Trail and Barnes roads, where it occupies about 1,500 square feet of leased space, Brown says.

The move, though, likely is nearly two years away, as Brown says he expects construction will start in the summer or fall of 2014.

Architectural Werks Inc., of Kirkland, Wash., is designing the project, which is still in a conceptual stage, Brown says. No contractor has been selected for it yet, he says.

Brown estimates the construction cost at $1.5 million.

The practice has been at its current location for about eight years. Brown joined the practice in 2008 and became a partner with veterinarian Keri Bayley in 2009.

Another veterinarian also is based at the practice, which has 11 employees, he says.

Brown says he expects the clinic will seek a fourth veterinarian and hire a couple of additional employees for its support staff when the clinic relocates.

Retail

Vapor LLC, a Spokane-based electronic cigarettes retailer doing business as Vapor Lounge, has leased 1,700 square feet of floor space for a new outlet at 1416 N. Pines Road, in the Pines Square retail center. Colin Conway and Chad Carper, both of Kiemle & Hagood Co., negotiated the lease. Vapor Lounge also operates outlets at in the Crescent Court building, at 707 W. Main, and in the Shadle Center, at 2224 W. Wellesley.

Cigar Train LLC, a new cigar shop, has leased 600 square feet of retail space at 1010 W. Rosewood.Brian Coerver, of Wise Investment Real Estate LLC, and Colin Conway, of Kiemle & Hagood Co., negotiated the transaction.

Services

Auble, Jolicoeur & Gentry Inc., a Spokane Valley-based real estate, consulting, and appraisal services provider, has leased 850 square feet of office space in the Oxyfresh building, at 1875 N. Lakewood Drive, in Coeur d'Alene and plans to move its Coeur d'Alene office there from leased space at 1023 W. Lacrosse. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.

Blue Chip Alliance LLC, a Spokane Valley-based barber shop chain doing business as The Man Shop, has leased 1,500 square feet of floor space for a new shop in Pines Town Square, at 1523 N. Pines. James S. Black III, of NAI Black, and Colin Conway and Chad Carper, both of Kiemle & Hagood Co., handled the transaction. The Man Shop operates other Spokane-area outlets at 6405 N. Division, 5004 E. Sprague, and 327 W. Third.

Emily M. Hart, a licensed clinical professional counselor, has leased 500 square feet of office space at 1015 W. Ironwood Drive, in Coeur d'Alene, and has moved her practice there from leased space at 2199 Ironwood Center Drive. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, handled the transaction.
