Real estate affiliate acquires Valley office building

Extant brokerage, property management occupy upper level, rest to be rented out

Real estate brokerage Extant Realty Inc. and affiliated property management concern Extant Management Group LLC have moved to 12904 E. Nora, in Spokane Valley, from smaller quarters in Spokane, says Tyler Vinson, who heads the companies.

Extant Building LLC, which Vinson also heads, recently bought the two-story, 7,000-square-foot office building. The Extant concerns and a related real estate investment company, Green Mountain Properties LLC, will occupy jointly 3,100 square feet of floor space on the upper floor, Vinson says.

A finance company likely will lease 800 square feet of floor space, and another 3,100 square feet of space is available for lease, he says.

The building formerly was occupied by CLS Mortgage Inc. Vinson and real estate agent Mike King, of Spokane commercial brokerage NAI Black, handled the Extant transaction.

Vinson founded Extant Realty in 2009. Extant Realty currently has five real estate agents, and Vinson says it's looking to bring in four or five more agents.

Office

Roslund Photography, a Spokane commercial photo studio, has leased 1,400 square feet of floor space at 14 E. Mission and plans to move there from shared space at 1026 S. Perry. Mike King, of NAI Black, handled the transaction.

Frontier Behavioral Health, a Spokane-based mental health services provider, has bought a two-story building with 6,800 square feet of office space at 317 N. Pines, and plans to consolidate its Spokane Valley services there. Jon Jeffreys, of NAI Black, and Pat O'Rourke, of O'Rourke Realty Inc., handled the transaction.

Legacy Group Lending Inc., a Bellevue, Wash.-based mortgage lender, has leased 2,800 square feet of office space for a new branch in the Lincoln Building, at 818 W. Riverside. Jon Jeffreys, of NAI Black, handled the transaction.

American Family Insurance, based in Madison, Wis., has leased 1,400 square feet of floor space for a new Spokane office at 5521 N. Alberta. Erik Nelson, of Kiemle & Hagood Co., handled the transaction.

Retail & Commercial

Adkimusa Corp., a Bellevue, Wash.-based chain of tobacco stores, has leased 1,250 square feet of retail space at 3327 W. Indian Trail Road, where it has expanded its Discount Smoke No. 5 outlet. James S. Black III and Chris Bell, both of NAI Black, handled the transaction.

Dempsey Masonry has leased 4,700 square feet of floor space in the Johnson Business Park, at 1104 N. Park, in Spokane Valley, and has moved there from larger quarters in the park. Guy Byrd, of Cornerstone Property Advisors LLC, negotiated the lease.

Allwest Auto Remarketing, a new auto detailing concern, has leased 5,200 square feet of floor space at 221 S. Garfield, in Airway Heights. Earl Engle, of NAI Black, and Doug Byrd, of Byrd Real Estate Group LLC, handled the transaction.

Bartlett Motors, a wholesale auto brokerage, has leased 5,400 square feet of space in the Spokane Business & Industrial Park, at 3808 N. Sullivan. Chase Breckner, of SBIP, negotiated the lease.
