A Spokane development company has updated its plans to convert the Burgans Fine Furniture block north of downtown into a mixed-used use complex following a proposed $6.8 million renovation of two existing buildings there, records on file with the city of Spokane show.

The project is named Ruby Suites on a change-of-use application filed recently on behalf of Burgans Block LLC, which is an affiliate of GVD Northwest LLC, of Spokane.

GVD executives couldn't be reached for comment.

The project would make use of the existing four-story former furniture store at 1120 N. Division at the southwest corner of the block, and a three-story warehouse building at the northwest corner of the block, which also is bordered by Ruby Street and Desmet and Boone avenues.

The project would include a total of 46 extended-stay residential suites with related amenities, plans show. A fitness center and clubhouse would be constructed on the street level of the former furniture store, and three commercial bays would be constructed on the ground floor of the warehouse structure. Basements in both buildings would be used for storage, plans show.

Plans also show a 138-stall parking lot and landscaping on the east side of the block.

Mauer Construction, Inc., of Spokane, is listed as the contractor on the project, and Bernardo-Wills Architects PC, also of Spokane, designed it.

The project is scaled back from the hotel and event center that GVD had envisioned a few years ago. Those plans included a five-story hotel with 90 to 100 suites and an adjacent event center complex with retail shops, restaurants, and a rooftop garden. The cost of that project originally had been estimated at possibly ranging from $10 million to $20 million.

Burgan's Fine Furniture closed in 2008 shortly after its owners agreed to sell the property, which included the furniture store and warehouse buildings, to SRM Development LLC, of Spokane.

GVD bought the Burgans block from SRM in 2009 and later that year dismantled two warehouse buildings facing Ruby, on the east side of the block.

GVD also owns the Hotel Ruby, at 901 W. First downtown, which the company converted from a Rodeway Inn into a boutique hotel after buying that property in 2010.
