144-unit Canyon Pointe Apartments project revisited in west Spokane

$9.6 million complex similar in scope to one mulled, shelved in '07

A longtime Spokane Valley developer and contractor is dusting off plans for a 144-unit apartment complex on Sunset Hill, near Indian Canyon Golf Course, that have been on hold for nearly five years, preliminary documents on file with the city show.

The project, to be called Canyon Pointe Apartments, would include three multifamily residential structures with parking and other amenities and is valued at a total of $9.6 million, plans show.

The proposed project's site, at 1403 S. Assembly, is a 5-acre vacant parcel of land a few blocks north of Sunset Boulevard, on the south side of Deska Drive, across from the Indian Canyon and Court at Indian Canyon apartment complexes. Those complexes are south of the Indian Canyon Golf Course, next to the driving range.

Bill and Carol Lawson, who couldn't be reached for comment, own the property. A company Bill Lawson owns, A&A Construction & Development Inc., had planned to build an apartment complex there in late 2007, but shelved those plans shortly after filing for building permits.

Lawson also is a principal in HAL Valley Apartments LLC, which developed Granite Pointe Apartments, in Spokane Valley, in 2008.

Predevelopment plans show three four-story multifamily residential structures, each having ground-level parking garages. They say construction is expected to begin this fall or next spring.

The apartment structures would range in size from 55,800 square feet to 78,000 square feet of total living space. The complex would have a total of 233 parking spaces, 186 of which would be on the lower floors of the apartment structures.
