Oregon developer launches subdivision on South Hill

Hayden Homes targets houses in Centre Court at starter-level market

Redmond, Ore.-based residential real estate development company Hayden Homes LLC says it has begun developing a $3.4 million-plus, 23-lot first phase of the Centre Court subdivision on the South Hill, just outside the city of Spokane's eastern boundary.

The development, which will have entry-level-priced homes, is east of Havana Street at 22nd Avenue. Twenty lots are south of 22nd, and three lots are north of 22nd. All will be accessed from 22nd or from short cul-de-sac roads that connect to it, says Shelley Champagne, Spokane-based regional sales manager for Hayden Homes.

Hayden Homes is acting as its own contractor, and prospective buyers can choose from several floor plans designed in-house, Champagne says.

A model home is completed and on display at the southeast corner of 22nd and Morrill Court, and seven others are under construction and scheduled to be completed in September and October, Champagne says.

Homes in the first phase will range in price from $135,000 for homes with two or three bedrooms and 1,000 square feet of living space, to $220,000 for a home with four to six bedrooms and 3,200 square feet of living space. Many of the lots have premium fees which add $2,500 to $6,000 to the base home prices, Champagne says. Most lots are in the 9,000-square-foot to 10,000-square-foot range, she says.

Hayden Homes will construct the 30-lot second phase, which will be next to the north and east sides of the initial phase, Champagne says.

Hayden Homes, which was founded in 1989, develops subdivisions in communities throughout Washington, Idaho, and Oregon, Champagne says. It entered the Spokane market in 1994.

Other active Spokane-area residential developments in which Hayden Homes is involved include a 67-lot phase of the Sunset Crossing subdivision in Airway Heights, a 39-lot phase of the Valley Springs subdivision near Millwood, and an 11-lot phase of the Reserve at Dishman Hills development in Spokane Valley.
