Three new convenience stores planned in Spokane area

Salt Lake City-based convenience store and gas station chain Maverik Inc. is among three companies planning new convenience store-fueling station outlets in the Spokane area.
A city of Spokane Valley predevelopment application, which begins the planning process for construction projects, shows a Maverik store is proposed for 2125 N. Pines, just north of Interstate 90.
Plans call for a single-story, 5,600-square-foot convenience store with two fueling canopies at an estimated project cost of $1.8 million, according to the city application.
An environmental review is required as the convenience store and fueling station is slated to have 10,000 gallons of onsite and underground fuel storage, the application says.
“We are looking at starting construction at the beginning of next year and open sometime in May,” Maverik’s Salt Lake City-based permitting manager Elizabeth Sorenson says.
The Spokane office of DCI Engineers is listed as the project’s designer. A general contractor hasn’t been determined, according to the application.
Maverik’s other Spokane-area gas stations are located on South Regal Street, on the South Hill; East Francis Avenue, on the North Side, East Montgomery Avenue, in Spokane Valley; North Evergreen Road, also in Spokane Valley, and East Montgomery Avenue, just north of downtown Spokane.
Maverik spokeswoman Erin Strong says the company built its first store in Eastern Washington in Sunnyside in December 2010.
Since then, the company has opened 15 more stores throughout the region.
In addition to Maverik’s plans, another Spokane Valley commercial building permit application shows Spokane Valley-based Khinda Properties LLC has its sights on building a convenience store and gas station at 102 S. Thierman Road.
Neither of Khinda Properties’ co-owners, AJ and Hardish Khinda, could be reached immediately for comment. However, the permit application calls for a 10,100-square foot facility at that location.
The estimated project cost is listed at $1.1 million, according to the application.
Khinda Properties is listed as the general contractor, while downtown Spokane-based Uptic Studios Inc. is listed as the project architect.
Meanwhile, a third convenience store and gas station is proposed for 8926 E. Bigelow Gulch, at the southwest corner of Bigelow Gulch Road and Argonne Road, in an unincorporated area of Spokane County.
The project, which has a roughly 3,300-square-foot station, is valued at $377,700, according to the permit application.
The application lists Damon, Dwight, and Stephen Smart as the project’s developers. Spokane-based Baker Construction & Development Inc. is listed as the general contractor, and Spokane-based Russell C. Page Architects PS is the project architect.
