$7 million office building is under way

Tombari-led group hopes to complete South Hill structure by year-end

Regal II LLC, a company headed by Spokane developer Terry Tombari, has broken ground on a $7 million office building on Regal Street, on Spokanes South Hill.


The two-story, 36,000-square-foot structure, to be called Regal Place, is being constructed on about 2.5 acres of vacant land located on the west side of Regal, just north of the Educational Service District 101 building, commonly known as the old KHQ-TV building.


The new structure is scheduled to be completed by the end of this year, Tombari says. Vandervert Construction Inc., of Spokane, is the general contractor on the project, and Bernardo-Wills Architects PC, of Spokane, designed the structure.


The Tomlinson Black South Inc. real estate agency has agreed to lease about 12,000 square feet of office space in the structure, and it will move there from its current quarters at 3124 S. Regal, about a half-mile north of the planned building site.


Tombari says he is talking with other potential tenants about their interest in other space in the building. Tombari Properties, a company that Tombari owns with his wife, TJ, will market and manage the building.


In addition to office space, the building will include a conference room that could accommodate up to 75 people for meetings and community functions.


The planned new building is designed with what Tombari describes as a contemporary desert Tuscan influence that incorporates stone, metal, and reflective glass.


He says its more of a modern design than the Tuscan country style of the recently completed Village at Regal Pond retail center, which another company that Tombari leads, Regal I LLC, has developed at the northwest corner of Regal Street and 44th Avenue.


Tombari is involved in Regal II LLC with Steve and Justine Herzog, of Media, Pa., and an investment group headed by Spokane real estate veteran Bob Tomlinson.
