Crown West Realty LLC, of Spokane, plans to build an about $3.6 million office-and-warehouse structure in the southern portion of the big Spokane Business & Industrial Park.


Crown West, which owns the 600-acre Spokane Valley park, is seeking a building permit for the 80,000-square-foot structure, says Dean Stuart, the companys marketing manager.


The company could break ground on the project this fall, but Stuart says its more likely that it will start work on the structure next spring. The structure is expected to be completed in four to six months.


The structure is being built speculatively and will be located along Euclid Avenue, in a newer area of the park that Crown West refers to as the Spokane Business Park. It will be just west of a 100,000-square-foot building that Crown West completed late last year. That building also was built speculatively and now is 70 percent occupied, Stuart says.


Like the recently completed structure, the new building will include 28-foot-high ceilings and will be built as a cross-dock facility, Stuart says, with loading docks installed on both sides of the building so that a user can unload goods on one side and ship out of the other side.


Though the new buildings uses will be similar to those of the neighboring structure, the building will feature a design that Crown West hasnt used before, Stuart says. That design includes more glasswork than is incorporated in the parks other buildings, and the structures office spaces will extend out from the main portion of the building.


Lindquist Architects, of Spokane, designed the planned structure, but Crown West hasnt selected a general contractor for the project yet.


Stuart says Crown West is considering building a similar structure just west of the planned building, but a time line hasnt been set for that project yet.


The new structure will be the fifth that Crown West will have built in the park since buying it in 1996. Stuart says the combined costs of those projects will total $20 million.
