Spangle group plans Valley office building

Structure would be located in Argonne-Mullan corridor, have value of $3.1 million

H.F. Enterprises, a Spangle, Wash. family trust, plans to develop a $3.1 million, three-story speculative office building in the Argonne-Mullan corridor in the Spokane Valley.


The planned 55,700-square-foot structure would be located on a site of about three acres between Argonne and Mullan roads just south of Cataldo Avenue, says Dennis Raugust, building coordinator for H.F. Enterprises.


Raugust says construction is expected to begin as soon as Spokane County issues a building permit for the project, probably in about a month, and should be completed this fall.


Designed by Haines Architectural Services, of Spokane, the new structure would have about 18,500 square feet of floor space on each floor, according to a site plan filed with the county.


Raugust says the interior of the building would be unfinished, and tenants would finish individual spaces they agree to lease. H.F. Enterprises hasnt begun negotiating with any potential tenants, and is searching for a real estate agent to market the space in the building.


The new structure, which would have a brick and concrete-block exterior, would have entrances that face both Argonne and Mullan. The property would be accessed by vehicles from Argonne, Mullan, or Cataldo, and would have about 175 parking spaces. Spokane Structures Inc. would be the general contractor on the project.


Raugust says that his father, Harvey Raugust, and other family members own H.F. Enterprises. He says he may have an ownership interest in the partnership at a later date. The family trust owns the site and would own the building, he says.


H.F. Enterprises originally had applied for a building permit about a year ago to construct a smaller office building on the site, but those plans fell through.
