Millworx urban center adds mixed-use space

The 48,000-square-foot Silo Block North mixed-use building under construction in the Millworx development in Post Falls is expected to be completed in spring 2027.

Work is continuing on the Millworx urban center in Post Falls, where Spokane-based developer A&A Construction & Development Inc. is breaking ground on a new mixed-use building dubbed Silo Block North, says Robert Jacobs, a real estate agent with Coeur d’Alene-based Coldwell Banker Schneidmiller Realty.

The building will have three stories and underground parking totaling 48,000 square feet, according to permit information on file with the city of Post Falls. The construction value is estimated at $7.5 million.

Silo Block North will be located on the south side of Fourth Avenue and across Fourth from Kindred & Co. Bookstore & Bistro. As planned, the building will have six commercial suites with 1,400 to 3,600 square feet of floor space on the first and second floors and a total of 16 residential units on the second and third floors.

A&A Construction is the contractor on the project, and Wolfe Architectural Group PS, of Spokane, designed it.

Barrel 33, a wine bar and restaurant, which also operates a location in Sandpoint, Idaho, is the first business to commit to a commercial lease in the building, which Jacobs says he expects will be ready to occupy in spring 2027.

Other businesses have signed letters of intent to lease space in the recently constructed North Yards at Millworx building at 949 E. Fourth, including The Range Market LLC, which Jacobs describes as a new artisan butcher, market, and restaurant.

The entire planned 50-acre Millworx development, centered at the former Idaho Veneer Co. mill site at 704 E. Fourth, has an estimated construction value of $150 million to $200 million. Millworx is planned to include a total of nearly 700 residential units and over 100,000 square feet of commercial space.

Jacobs says the overall Millworx development is about 30% to 35% built, including the recently opened Hyatt Place Hotel at 1213 E. Fourth.

Looking ahead, he says that an upcoming residential project will be a complex to accommodate people ages 55 and up. It will be part of the next phase of construction, which will be on a two-block section on the south side of Fourth Avenue, between Idaho and Lincoln streets.
