Barker Logistics Center adds to Valley footprint

Second warehouse is now underway at industrial site

An 87,000-square-foot industrial multitenant warehouse building is under construction at Spokane Valley-based Crown West Realty LLC’s Barker Logistics Center property in Spokane Valley.

The new warehouse, called Barker Logistics Building Three, is being erected at 3614 N. Barker Road, on a 6-acre parcel of land directly east of a 131,000-square-foot building, dubbed Building One, says Eric Peluso, property and assistant development manager at Crown West. The first warehouse at the site was built in 2022.

The industrial project is valued at $7.6 million. In April, the city of Spokane Valley approved a commercial building permit for the project, and crews began groundwork shortly after.

“Dirt work has started, and (the warehouse) is expected to be completed before the end of the year,” he says.

Fusion Architecture PLLC and Divcon Inc., both of Spokane, constitute the design-build team. An engineering firm is attached to the project, Peluso says.

As planned, the new warehouse will feature up to four 21,000-square-foot tenant spaces for lease, but companies will have an opportunity to lease multiple units as needed, Peluso adds. The tilt-up concrete building will feature 36-foot-high ceilings and a 32-foot height at entrances for trucks.

Peluso says he expects the new warehouse to have Leadership in Energy and Environmental Design, or LEED, certification upon completion, similar to Building One.

Crown West owns the property through its holding company, Crown-Barker LLC, according to tax information on file with Spokane County. The company owns about 50 acres of land on the southeast corner of East Garland Avenue and North Barker Road, which is set aside for the Barker Logistics Center property.

A planned Barker Logistics Building Two, to be constructed directly north of the existing warehouse, has been put on hold until after Building Three is completed, Peluso says.

The existing warehouse is around 85% occupied, says Dean Stuart, vice president of Crown West.

“Our buildings are built for maximum flexibility. In the Spokane market, 15,000 to 35,000 square feet (per unit) is a real strike zone, as opposed to 100,000-square-foot boxes,” he says. “We build all our buildings to accommodate the under-50,000-square-foot user, but they’re big enough to accommodate the bigger user too."

Crown West also owns the 5 million-square-foot Spokane Business & Industrial Park, at 3808 N. Sullivan Road, which hosts more than 125 businesses and 4,500 employees, Stuart says.

Barker Logistics Center is located 1 1/2 miles east of the industrial park and directly west of Mercer Mass Timber LLC’s 270,000-square-foot manufacturing facility. The location was selected due to its proximity to Interstate 90, Spokane International Airport, and Spokane Valley’s many industrial and manufacturing companies, according to Crown West’s website.

“We hope to fill the units pretty quick. Historically, we have,” Stuart contends.
